Level One Consulting & Solutions

Level One Consulting helps families deal with tax‑delinquent, inherited properties so you don’t lose sleep—or the property.

Services

If you have a property with back taxes, an old house that a family member left behind, or a place tied up between several heirs, you’re not alone. A lot of families in Texas end up here and aren’t sure what to do next.

Level One Consulting is a small firm that specializes in tax‑delinquent and inherited properties. We explain your options in plain English and help you move forward—without you paying us any fees out of pocket.

We can help you:
• Understand what the county can and can’t do if taxes aren’t paid.
• See your real options (keep, sell, pay off, or restructure).
• Coordinate with family, the county, and professionals to get the problem handled.
• Avoid surprises like last‑minute tax sales or growing penalty balances.

How We Help

What we actually do for you:

Many of the people who call us are dealing with some mix of:

• A house or land with several years of unpaid property taxes.
• A property left behind by a parent or relative, but no clear plan.
• Several heirs who don’t fully agree or don’t know what their options are.
• Confusing letters from the county or law firm about taxes or lawsuits.

If that sounds familiar, you’re exactly who Level One Consulting is built for.

Our Role

We’re not the county, and we’re not a big bank. Our role is simple:

• Explain what’s going on.
We walk you through where things stand with your taxes and ownership, and what could happen if nothing changes.

• Show you your options.
We talk through realistic paths: keeping the property, selling it, bringing in funds, or other arrangements.

• Help you move forward.
If you choose a path, we help coordinate with heirs and family members, the county / tax office, and attorneys and title companies.

You stay in control. We don’t push you into anything. We’re here to make a confusing situation manageable.

How We Get Paid

A common question:

“Do I have to pay you a fee?”

No. You, as an heir or owner, never pay us a separate consulting fee out of pocket.

We only get paid if we help put together a solution that works for you, and our compensation comes from that arrangement (for example, if there’s a sale or other transaction).

About

About Level One Consulting & Solutions

Who we are:

Level One Consulting is a small Texas‑based firm that specializes in tax‑delinquent and inherited properties. We work with regular families—people who didn’t ask for a complicated property situation but now have to deal with it.

We’re not a giant company. When you call, you’re talking to a real person who understands tax lists, county processes, and the headache of getting multiple heirs on the same page.

Why we focus on this

We kept seeing the same story:
• A parent or relative passes away.
• The property sits for a while.
• Taxes start to fall behind.
• The county letters get scarier.
• No one quite knows what to do, so nothing happens.

Our goal with Level One Consulting is to step in before things get out of control—help you understand your options and, if you want, help you carry out a plan that gets the property and the taxes handled.

Where we work
• Based in Texas
• Work all across the state

If you have a tax‑delinquent or inherited property in Texas, we’re set up to talk to you.

Frequently Asked Questions

Do I owe you money?

No. You don’t pay us any consulting fee out of pocket. We only get paid if we help put together a solution you agree to, and our compensation comes from that arrangement.

Can the county really take the property?

If taxes go unpaid long enough, the county can add penalties and interest and, eventually, move toward a tax sale. The exact timing depends on your county and how far behind you are. Part of what we do is help you understand where you are on that timeline and what can be done before it’s too late.

What if there are multiple heirs?

That’s very common. Many of the families we talk to have several heirs—sometimes spread across different cities or states.

We help by:
• Identifying who needs to be involved.
• Explaining options in plain language so everyone understands.
• Coordinating steps so you’re not trying to manage everything on your own.

What happens if I do nothing?

If property taxes remain unpaid, the county will eventually move toward a tax sale. Our mission is to step in early so you can understand these risks and resolve the situation before your interest in the home is lost.
